How to split rent fairly when the rooms aren't equal
Splitting rent evenly feels fair until one person has the big room with the private bathroom. A fairer way is to agree on what makes a room better, score each room, and split the rent by score.
Fairloom is free on the App Store
A fair split in four steps
- Agree on what matters. Usually size, natural light, closet space, bathroom access and noise. Agree on this together before anyone picks a room.
- Measure and score each room. Note the square footage and rate the other factors the same way for every room.
- Weight the factors. Decide how much each factor counts. For many groups size matters most, with a private bathroom close behind.
- Split the rent and write it down. Each room pays its share of the total by score. Put the numbers in a short roommate agreement everyone can see.
Why use Fairloom
- Does the math. Enter the rooms and the total rent; Fairloom calculates each share and explains it.
- Adjustable weights. Tune how much size, light, closet, bathroom and noise count.
- Agreement PDF. Turn the result into a roommate agreement to share with the group.
Questions
Should rent be split by square footage only?
Square footage is a good start, but light, closet space, a private bathroom and noise also change what a room is worth. Scoring several factors is usually seen as fairer.
What if we disagree on the weights?
Agree on the weights before anyone picks a room. Then the split follows from rules everyone accepted.
Do we still need a written agreement?
Writing the shares down avoids arguments later. Fairloom creates a simple agreement PDF you can share.
