Questions
How do I calculate cash flow on a rental property?
Take the monthly rent, subtract vacancy, then subtract operating expenses and the mortgage payment. RentScope does this for you and shows monthly and annual cash flow.
What is a good cap rate?
It depends on the market, but many investors look for roughly 5% to 10%. RentScope shows the cap rate next to cash-on-cash return and DSCR so you can judge the whole deal.
What is the 1% rule?
A quick screen: monthly rent should be at least 1% of the purchase price. RentScope checks the 1% and 50% rules for every property.
Do I need an account?
No. There is no sign-up, and your properties are saved on your device.
